A Home With a Heart
In the Historic Village of Arroyo Grande, CA
‘Nice Town, Normal People’
That’s the unofficial motto of Arroyo Grande, California. Located in the heart of Central Coast wine country, 3 miles from Pismo Beach, AG is blessed with sunshine, sea breezes, and a charming, walkable, historic district known as the Village. Arroyo Grande evokes a sense of nostalgia for a quiet, serene life filled with simple pleasures. In the heart of it all is the lovely home known as Village 306.
About the House
Village 306 is a 3-bedroom, 2-bath home in the heart of historic Arroyo Grande Village, one of the most desirable locations on the Central Coast. It’s a lovely, tranquil getaway located just steps from the famous Swinging Footbridge over Arroyo Grande Creek, and Heritage Square Park with its bandstand and delightful kiddie playground. You’re just minutes by foot from the Village’s coffee houses, bakery, ice cream parlor, wonderful shops, wine tasting, and restaurants. The Saturday Farmers Market is only a block away, and you’re just 3 miles from Pismo Beach and 9 miles from Lopez Lake.
The midcentury home is fully remodeled and refurnished with everything a couple or family needs for a vacation stay. The primary bedroom has a private patio that overlooks a newly landscaped garden filled with native plants. The front bedroom has two twin beds and overlooks the front garden, while the den has a convertible sofa/queen bed and desk. The living room is appointed with a huge smart TV and a cozy gas fireplace. High-speed wireless internet is available throughout.
Off the dining room are two more patios—one a private breakfast nook, the other comfortably furnished with sofa, chairs, and a large BBQ suitable for entertaining, all discreetly enclosed within fencing and a tall ivy hedge.

About the Village
Village 306 is in the heart of the Village of Arroyo Grande, just a short stroll from the charming small businesses that line the three blocks of East Branch Street. Getting there is half the fun, because you can reach the Village district by strolling across the famous Swinging Footbridge above Arroyo Grande Creek. On the way you might cross paths with some of AG’s much-loved resident roosters, who strut around as if they owned the place. Maybe they do.
Inside the Village’s historic buildings you’ll find an independent bookstore, two coffee houses, an old-fashioned ice cream parlor, wine tasting, thoughtful boutiques, antique shops, a meat market, a guitar shop (look for the ghost of Elvis), collectibles, and great places to eat.
Dining on Branch Street ranges from excellent deli fare to pizza, burgers, Mexican, and fine dining, all just a few minutes’ stroll from Village 306.
Even closer is the grassy expanse of Heritage Square Park, where there’s a delightful kids playground, picnic tables, barbecues, and a covered bandstand. The park hosts frequent concerts and celebrations throughout the year, such as the annual Fourth of July concert replete with brass band and Sousa marches. On the fringes of the park are historic buildings and museums operated by the local Historical Society. Here too is the Heritage House Museum Garden and Gazebo, a lovely venue for weddings and other events.
Just a block away from Village 306 is the Arroyo Grande Farmers Market. AG has always been a farm town, and you’ll find superb seasonal produce in open-air stalls every Saturday from noon to 2:30 p.m.
On the same site as the Farmers Market is the biggest local celebration of the year—the Arroyo Grande Harvest Festival, held the last weekend of September. It’s a classic small-town festival with booths, games, concerts, and a parade along Branch Street.
It’s no wonder that some visitors come to Village 306, park their car, and spend the rest of their holiday strolling and exploring the delights of the Village. Of course, there is much, much more to do in the Central Coast area. Village 306 puts you in the center of it all.
